High Impact Renovations
Posted by admin in renovation on September 2nd, 2010
Renovating a house can be a challenging but rewarding experience. However, when it comes to the best way to spend your renovation dollars, consider what will have the most impact on your home value. Renovation will cost you a pretty penny, but if you do it right, they will bring you a significant return when you sell your home.
Kitchen seem to have replaced living rooms and family room in the last decade as the heart of a home. It seems to have become “the place to be”. Renovating a kitchen can range to changing the counter tops and fixtures to a full overall complete with new floors, cabinets and appliances. Because kitchen usually suffer the most wear and tear, they seem to become dated faster than any other room in the house. Any investment you make in your kitchen to make it appear modern and current will bring a great return on your investment. The average return on investment for a kitchen remodeling is 102%.
Another great renovation project to consider is the remodeling of a dated bathroom. A bathroom that is up to date will make your home look like it’s been kept in good repair. While the average bathroom remodeling may put you back around $10,000, you will recoup all the money and more when you sell you home. However, if money is a little tight, consider just replacing the water fixtures and accessories for a fresh look. The average return on investment for a bathroom remodeling is around 100%.
Buyers with families will tell you, one bathroom is not enough! Adding a second, or even third, bathroom to your home will have a very positive impact with potential home buyers. Is space is limited, consider adding a powder room.
Outdoor living has regained popularity in the few years and the trend is to create outdoor rooms. Building or extending a deck will instantly increase the living space of your home and will only have required a small investment. It is estimated that the average home owner would recover about 85% of the cost of a new wood deck.
Another high impact renovation project is finishing the basement. Adding extra living space to your home will greatly impress potential buyers, especially if your home is on the small side. Think of creating a family room, an office or an extra bedroom in the basement. This project will greatly impact the overall value of your home.
Before placing your home on the market, a good overall freshening might be in order. Paint is an inexpensive way to brighten up any room and make it more current. Also consider replacing dated or broken door knobs and fixtures. Updating light fixtures for more modern ones will also quickly update your home without costing you a lot of money.
A good rule of thumb when renovating is not to try to make your home the best on the block. To properly recover these home renovation investments, make sure you keep an eye on your neighborhood. No matter how spectacular the final results of your remodeling, if you try to push your home’s value beyond 25% of its current selling price, you probably will not get it. Remember that overspending on materials and finishes may end up hurting you in the end as you be overpricing your home.

Property Renovation - What May Need Doing
Posted by admin in renovation on July 30th, 2010
Have you bought a property at auction in need of renovation or purchased a property for business purposes that needs renovation, if so you might need the assistance of professional property renovators.
Property Renovation covers a wide range of activities, from structural repairs and new building work to converting a property into a house or business premises or even a set of apartments to refurbishment of the property all with the intent of renovating the property to the very highest standard. Once the property renovation has been done properly by the professionals you are likely to add considerable value to the property, which is what property developers are after of course.
Many property developers nowadays are buying a large house or warehouse and converting it in apartments. Apartments are great for first time buyers they usually cost a little less than a house and gives first time buyers the opportunity to afford to buy or rent somewhere as well as without the stress of looking after a garden. Selling or renting apartments can make a property developer a lot of money if they put the property on the market at the right time and right price. Of course with apartments you get to sell or rent each one individually usually making more money than just selling or renting one whole property for one price.
You may have a property that needs gutting before any renovation work can start, this may seem like a simple job whacking walls down, stripping walls but it can take time and a lot of energy and if you don’t have the time yourself or want a quick turn around the best idea is to get some professional renovators who can come in and gut the property before any other works starts. It’s not only gutting of the property that may be necessary but the installation of new electricity, water or gas systems may be necessary.
After the property is gutted, the areas that may need renovating and the help of professionals are:
Electrical services
Installation of partition Walls
Installation of heating storage, radiators and or air conditioning units
Installation of cavity walls and insulation
Plastering of all walls
Painting and decorating
Window installation (double glazing)
If you have a listed building property that needs renovation you need to get permission from the English Heritage. They will give you a set of guidelines that you must follow, and they will regularly come and check the progress of the renovation and that the renovation is in keeping with the age of the property and that any original features are restored carefully.
If you’re a property developer and have bought a property that’s in need of renovation before you rent or sell the property on and you require professional help with renovating any part of the building or the whole building, there are specialist renovation and building supply companies to help you. You may feel you can do parts of the renovation yourself and also save some money, but you may also want a quick turn around and know you can’t complete the properties renovation in the time you have. If so contact a property renovation company today.

Approaching Home Renovations and Repair
Posted by admin in renovation on June 22nd, 2010
With a daunting economy and the housing market in a slump, most Americans are being forced to live within a budget. You might be in a financial dilemma, deciding whether to sell your home, possibly being forced to cut your losses or making the best of what you already own. If you decide to stick it out where you live, then your money can be wisely spent on doing your own home repair. The following tips should help you along the way.
First, approach this project as if you were in the market to buy a home. Set aside a weekend to get to know your home. Take a pen and paper and walk through every room of the house. Next, walk around the outside of your home. Write down everything that needs to be repaired and improved.
Ask a few questions. Do you have enough bathrooms? Do you need more closet space? Are there enough cabinets in the kitchen and bathrooms? Are the walls and ceilings crack-free? Are the floors and stairs in good shape? Do you have any wasted space in your home? Do you need to replace old shutters? Are all of the stair rails solid? Decide what factors would make a difference to you and your family.
Now sit down and divide the issues into two columns-one for necessary repairs and upgrades, and the second column is for unnecessary upgrades that will make living more comfortable without costing you a bundle. Do some research and find out what increases a home’s value.
Little things that you used to consider annoying but have gotten used to will be a complete annoyance to a new home owner; fix them. A leaky faucet, cracked or broken windows, a hole in the wall, loose or broken bricks, doors that don’t open and close properly, locks that are broken, cabinets that are in poor condition, all need to be repaired or replaced.
Now work on a housing repair or replacement budget. If you do not have the cash on hand you may consider an FHA Title 1 loan for livability repairs, a bank Home Improvement Loan for essential repairs and non-essential upgrades, or a Secured Loan for those of you with investment funds. Research and take the loan that best suits your needs.
You will now need to decide whether you will be doing the work yourself. If you are adding on an entire room or expanding a room, you will probably need to hire an architect. You don’t want to knock down a wall that might be necessary. If you do not have a lot of free time or are unsure of your abilities you will need to hire reputable contractors to do the repairs or upgrades.
Remember that improving your living conditions or preparing a house for sale takes time. You want the repairs and upgrades done correctly so they will stand the test of time. Whether you are doing the repairs or upgrade yourself or hiring contractors, make sure that all of your needs are being met.

Are we being robbed by quick house sale company?
Posted by admin in house sale on April 24th, 2010
Hi, Can any one tell us if Valuation Surveyors all follow the same guidelines?
We’ve had a Surveyors Valuation done and an Estate Agents Valuation which have both come back at the same price, we were going to sell to a quick sale company but I think we are being lied to, at first we were told by them that all Surveyors Valuations would be the same as they had to follow the same guidelines, now when its getting close to us signing their forms they are telling us that not all Surveyors value at the same price and they might get a lower value (the figure they mentioned was £3000 lower than ours), so I suppose the queston I’m asking is; Are we just about to be robbed if we sign with this company?
(ps, we were willing to accept their 15% discounted offer but think they are trying to get more discount out of us by under cutting us in a valuation.)
