Make sure you have the right type of insurance coverage. A homeowner’s policy does not cover a rental property.

Try craigslist, and make sure you post pics. The ads with pics get more replies.
Make sure you have them sign a contract and don’t be prey to sob stories! Also make sure that you collect a security deposit. Also do a background check and credit check. Make sure they pay on time.

Step one. Go to see an estate agent in your area, tell him you need advise on the type of lease you require.
Step two. Let the agent handle it all, they will advertise , most already have a web site, they will have a look at the place and tell you what rent you can expect.
They will also vet the applicants financial situation, check any references , they will ensure rent collection , they will do every thing.
All for a price of course! But worth every penny, you just don’t need all that hassle, the price is well worth your peace of mind.
The price is a small percentage of the rent they collect for you.
