Since they are both on the lease, you will need to evict both of them. Then, if you are crazy, you can create a new lease with just the other person. But you know, the evicted tenant will come back to visit the other tenant. I’m sure he’ll punch some holes in your walls just for fun.

I think you’re getting emotionally involved with your tenants. Your rental property is a business and you should look at it that way. I bet the real reason you’re asking this is because you’re trying to protect the woman from an abusive relationship. What you fail to understand is that she will need to help herself before you will be able to help her.

Kick both of them out and sue for any damage that exceeds the deposit.

take pictures of the damage you have every right. ask him to leave or pay for damage. if he refuses take him to court.

u tell him to leave if he does not then i go to court and its like 15 bucks for a case with a judge and then the judge will tell them to leave make sure u have pictures of every thing and a copy of the lease and maybe record the conversation put he must know he’s being recorder or its illegal then your getting in trouble tell him like aftear your done with the conversation u can just evict one person

ok, first of all……you really need to learn a bit about law if you are a landlord. To me, not knowing is completely retarded. I suggest contacting an attorney.
