Price appropriately.

Don’t hold your own auction, that will be an exercise in frustration, and there are so many things that can go wrong.

Price it a little below market, period. And use a real estate agent and let them know you want to sell fast.

You may also call one of those WE BUY HOUSES folks - but they will really lowball you.

hold an auction. but do it yourself, don’t pay an auction company to run it. there is a book out there, something along the lines of “how to sell your house in 5 days”.

You basically have to advertise a lot in the area you live, lots of handbills stuck to telephone poles, grocery store bulletin boards, craig’s list and an ad in the local paper etc.

Tell people you are going to sell to the highest bidder and give them a couple of dates they can look at the house before the bidding begins.

then sit back and take the bids in, then work the phones with the most serious bidders until you have the best deal for you. be sure to hang on to the second and third place bidder’s contact info in case the first bidder falls through.

Get a good real estate agent. You will be paying for the commission no matter what, so realize that if you go with an agent offering a lower commission to sell your house, no other agents will want to show it to their clients! Average commission rate in California is 2.5% nowadays.

In addition, listen to your agent! They will have many tips to show off your house. Certain things you can do to fix it up that will add value. The most important thing is to look at it through the eyes of an average buyer. Clean clean clean! Great landscaping will improve curb appeal. Don’t get stuck thinking that they will have the vision to see how it will look when “they” fix it up. First impression is everything.

Also, price it right. Because of today’s housing market, you may not get what you paid for it. It may not be worth as much as it did 1 year ago when your neighbor sold their house. See what I mean? Houses that sit and sit on the market are always priced wrong.

One last tip on finding a good real estate agent. Interview at least 3. They should prepare a professional listing presentation that will include how they plan to sell your home for a great price quickly. Do they list on the internet? Do they have a website? How long have they been doing this? Do they have references? Do not simply choose the agent who does the most business. They are extremely busy, and usually give the work to underlings. You may not get the attention you deserve.
