I know the market is bad, but what are some tips that will get it sold quicker. the house is in Phoenix, Arizona.

sorry to say, but 99% of the time, it’s price. If the home is not selling and there is nothing else wrong, and you are advertising, etc. then your price is too high. You may be living in the past when home values were much higher. In today’s world, you must adjust your expectations quickly and realize that what people paid 2 years ago or 1 year ago won’t hold up.

that all depends on how you stage this home. curb appeal is huge but also clutter on cabinets etc is also a problem. A good realtor will help you stage this home so that it does not sit on the market long

Besides price….
My sister in law (CA realtor) calls it “cheap and cheerful”. Paint and carpet and more important, front yard clean up and color. Plant some new annuals, the flowers that come in the six packs. They won’t go into the house if the front yard is ugly.
If you’re having an open house, bake something. Smells of home cooking in the house is tremendous stimulator. If you don’t bake, go get some dough and bake em. Or the Glade candles are a good substitute.

A fresh coat of paint in neutral colors is always helpful (coves up any old fading, makes the insides look newer). remove as many of the “personal” touches as you can. You don”t want the house to look like your house, you want the buyer to see what he/she can do with the house.
Obviously, always keep the house clean and tidy. Check for any easy repairs and make them immediately. If you haven’t replaced it, clean it.

1. keep house clean and tidy and repaint. use neutral colors.
2. staging is key. do not have too much furniture and keep knick nacks to a minimum.
3. keep the lawn mowed and the trees trimmed. also, make sure that the exterior of the house looks nice. it doesn’t matter how good your house is inside, if the curb appeal sux, than nobody will bother to go inside.
4. neighbors with nice lawns, and a lack of screaming children. if you have neighbors that like to keep junk cars on the property (ie sandford and son) then talk to them about it. nobody wants to live next to the adams family house.
5. check local prices and make sure that your asking price is in line with the comps in the area. nobody will bother to look further if your home is priced 30k higher than comp homes.
6. instead of the carpet, consider hard wood. it’s easier to keep clean, and hard wood is all the rage these days. you might get more bang for your buck.
