    Get rid of the clutter and paint, new flooring if needed. Pick neutral colors.

    Paint, patch up holes in the wall, etc. Anything inexpensive that will make the house look better is worth the money.

    I read somewhere that if you bury a statue of the virgin mary in the front yard, your house will sell quick. Im not sure if thats true.

    I just saw a real estate pgm on that, its worth it to have a gardener come in and neaten up the landscaping, make it look real attractive from outside, and paint anything that needs it inside.

    alot of people do what’s called staging. staging is just when you set up your home to really appeal to buyers. whether it be a modern look or a country feel. just do a search on home staging. might get some real good ideas. goodluck

    Good curb appeal…

    Put a little vanilla extract on a light bulb or two…

    Rent a storage shed… and de-clutter everything…

    Have a friend come over when you’re selling it.. and express interest and ask positive questions.

    Most agents will tell you less is more…they mean the less clutter, the better, so put or pack away any excess of personal momentos, knick-knacks, etc. Make the house appear neat and clean including closets and drawers because, yes, people will look everywhere! Brighten up the bathroom even if you just clean the walls and replace the curtains and rugs and a set of towels to make it look its best. Kitchen counters…put most everything away; let all your counter space show. Take the time to go to an open house nearby and see what they’ve done. Good luck.

    Make sure the house is absolutely spotless. If possible, remove everything leaving all rooms empty. Many people cannot imagine how they fit into a home that is already ‘lived in’ - an empty place lets their imagination work. If you can’t do that. Then no clutter. Put everything in drawers, cupboards, no food, no ornaments, no clothes lying around. Remove anything that shows your character, posters of idols, photos, postcards… Hire a place to put all that ‘clutter’ if you have to. If there’s anything that needs to be repaired, repair it. Finally, every morning brew a pot of coffee, the smell of warm coffee when entering the room does all kinds of nice things to the senses (and I don’t drink coffee!). Good luck.

    1) Remove all clutter. Put it in storage. All non essentials should be completely unseen.
    2) A clean and impressive exterior. Give the front door a new paint job. It’s always the first impression a buyer has of your home.
    3) The inside needs to be fairly neutral in colour allowing prospective buyers to envision what they would do with the house.
    4) The smell of freshly brewed coffee is welcoming. Have one on the go as you welcome guests in.
    5) Don’t go with the agent who just gives the highest valuation. Chances are they’d take much longer to sell it. Instead, do your own research and find a realistic value.

    From watching sell this house a few times on A&E, I can tell you that basically, they paint every a light, neutral color. They remove most of the personal belongings of the people living there and just keep the basics. They make sure everything is clear and uncluttered, inside and out. They add a minimal of art work. They try to emphasize the brightness and open feel to every room. You want people looking at the house and the rooms not your personal photos books and decorating styles. Keep the drapes open and burn scented candles if you have pets or smoke.

    Make sure the inside is clean and uncluttered. Even the closets and storerooms. Don’t dump it outside or in the garage if you have one; put it in storage if you want to keep it.

    This includes all that stuff on the table and the counters. Out! Not in the cupboards or under the countertops. If you use something frequently, make sure it is clean, but store it off the countertop.

    Not much on the walls. Fix up small paint or wallpaper defects. Shine all wood with a nice wax polish. Get rid of dust. Get the crud out of the corners and under the furniture. Fix all small problems, like cracked windows, broken sash cords. Wash the windows inside and out, including the storm windows. By the time you’re done, you should be asking yourself why you want to sell such a nice house.

    Finally, bake something chocolate before potential buyers come.
