Im about to sell my first house. Any tips?

sell house quick

We are very excited about selling our first house. As we’ve never sold a house before, we dont really know what to expect, what we should do etc.
We have totally renovated our house, gutted the entire inside. Its basically brand new inside. Very modern but its still small.

Do you have tips that will make our house sell quicker and for more?

Thanks so much.

Just make sure there is no clutter, make everything appear bigger (seeing it’s a smaller home), make it smell really good and keep it clean for Open Houses. If you’ve renovated the whole insides, then I’m sure it looks awesome. Have fun and good luck !!

Wait. During these poor economic times you will not get a good return on your investment.

Good luck, it’s an awful process for a seller right now, just because it is a “buyer’s market” the buyers think they can take advantage of you, make lowball offers (even if you renovated you probably won’t get your money back), make you fix the littlest things. It stinks, I never want to own a home again!

The best thing you can do it make it cleaner than a hospital and make sure it look fantastic from the outside. Hold off on putting any more money into the house as it probably won’t pay back.

You have to be realistic about your pricing as well. A lot of home owners who are selling in the US are expecting to get appreciated value plus what they put into upgrades in the home back on the sale.

Pick a good agent and get a couple of appraisals before setting the price. They say it’s all about location, but the biggest challenge when selling a house is getting the price right! Try not to get emotional here, it’s very important not to over price. If you do and want to reduce it later, buyers will try to get the price down even more.
