Any company who is willing to purchase your property quickly will not pay you full value. Their only motive to buy it from you is to sell it for a profit. If they pay you full appraised value, they have no room to make any money themselves. Considering that anyone buying it may have to pay a realtor to sell it, they'll lose a few percent right there. Add in closing costs, carrying costs, etc... and you'll be lucky to find someone to pay you 80% of the appraised value for a quick sale. Go find the biggest agent in your area. Many of them will offer sales guarantees, and will buy it from you if they don't sell it in X time for X price. What you are looking for does not exist.
