For sale by owner would involve advertising your house for sale in whatever venues you can afford, putting up signs, conducting your own open house, etc. There are also discount agents who will make sure your house gets on the local multiple listing service (MLS) for much cheaper than a full service agent. You will likely need a title report to show that you have good title to the house at closing.
If you decide to go with a full service agent, ask the agent what the value of the house is, how many houses they have sold in your area in the last few years, what the standard length of their listing agreement is, what steps you can take to make your home more marketable. If you have enough equity to afford a real estate agent, I would recommend one.

To sell your Home For Sale by Owner you will need to market your home on your own in the way of signage, internet ads, newspaper ads, etc.. You will also need to be available to show you home on a moments notice when you have an intrested buyer. You will need to do some market research to find out the vaule of your home so you don’t under or over price the home. You will need to contact a Real Estate Lawyer to help you with the legal paperwork. By law.. You will need to complete a sellers discloser form to make potential customers aware of the current conditionof your home.
Note: What Dana mentioned above is true about discount compaines however if they feature your home on the MLS (Multiple Listing Service) you will have to agree to pay the buyers agent a commision so you really are not saving the commision by doing it that way.
If you decide to use a Realtor the best thing to do is get a good reccomendation from friends & family. Find out someone they have used and had a good realationship with.
You should have them make a Listing presentation for you and show you all the things they plan to do to market & sell your home. You should be looking for someone you feel comfortable with and that has a good plan to sell your home.

There are so many fsbo websites that can help you. I have trained over 200 real estate agents and have personally bought almost 90 properties. You will become very wealthy if you learn some basics. You have to make your property the best in your market. Check out staging at This will give you some great ideas. But your best bet is to interview a bunch of Realtors in your area, do not sign anything! Set your tivo to HGTV and other related shows on how to sell your property. …….you will need a good mortgage broker to make sure that your new buyers are qualified to buy……have fun! Save money!
