No matter who sells your home it will need to be cleaned out. Do that first and then do a little fix up. You will get more money and sell it faster.

I dont recomend using an investor they will try to nickel and dime you out of every cent of equity you have in your home.. after all they are trying to turn a profit. Since you do have alot of items thoug, you may like to have some friends or family over to help you sort through it.. put the things you will not be keepin on the front lawn and let people come and take it away for free and it will be gone in no time or list it on a local free website..
then hire a good realtor who will help you stage your house and price it at a good price for your home to sell quickly. Just make sure you hire someone to come mow your lawn. The best way is to have a public auction …all of your belongings and the house in the same day.
You go through the mess and keep what you want..they put your stuff on a truck and bring the rest to the lawn..everything sells. Then you bring the cash to the new state.
You can have a reserve on the house…..if you fail to get your price, list it with a realtor…the house will be cleaned out and also you can send someone in with about $2000 to paint and upgrade it to get a better price.

Regardless of who you sell it to I would advise you to use a realtor, someone who can get you top dollar for your property. Without someone to represent you you are likely to be taken advantage of. Even investors use agents.
