If it’s been on the market for 2 months, it’s been for sale during the time when NOBODY buys a house. May-June-July are the prime times.
Also, depending on where you live, the real estate market is really bad.

Don’t be in a hurry to sell your house. Consider renting it and/or do whatever it is you need to do to get the price you want. This will be very difficult to do. Your agent will pressure you to lower your asking price. Maybe multiple times. Don’t be in a hurry to sell. Ask for help from friends and/or family to slow down your sell plans. Good luck.

Sounds like a great deal!!! Consider renting or lease/purch arrangement until the market gets better. You may end up with an extra $20K in you pocket if you wait until next year to sell.

You need to lower the price and/or find another agent.
The only thing that is selling NOW is a GREAT deal.
Look at the comps and if you arent at least 10% below the comps, dont even bother.
It’s a BUYER’s market.

You have a few things to deal with:
1] This is not “prime time” for buying property. This usually starts around Easter weekend and continues through mid-June.
2] Due to the sub-prime mortgage market, the mortgage market is terrible.
3] The house would be more appealing if it had 3 or more bedrooms.
4] The house may be over-priced for that area.
5] Suggest to the real estate agent an “Open House” AND YOU leave the property for the day.
The agent should know how to put the property in its best light. Ask the agent for suggestions to make it look better.

Is your agent holding any Open Houses? Has he/she told the other agents in his/her office about the great buy? Is it on the MLS? Is there a flyer box outside so if someone were interested they could call? You agent sounds lazy and I would tell the agent you want to meet with him and his Broker in the office. If they do not want to meet, tell them you will find another agent and that you will write a letter of complaint to the State Board of Realtors for non performance and due diligence. If all of a sudden they are willing to do something for you, tell them you want open houses, other agents to bring buyers through and collect those agents cards to follow up and find out what their buyers liked and didn’t like about the house. With this information in hand, you may find you could sell it faster by yourself. Take your flyers and hand them out to five neighbors on each side of your house and to 10 neighbors across the street. You can also print out simple business size cards with a picture of your house, your name and phone number and hand out to everyone your speak with. For instance, when you get gas,pay for groceries, at the bank, anywhere you go. You would be surprised to find out how many people will stop and ask questions or call you regarding your home. It’s amazing how some agents can’t think outside the box.
